Turner — thanks for the estimate request. You came in on roof cleaning, and that’s where we’ll start: a 3,192 sqft shingle roof on a one-story 2017 home is the kind of work our exterior side runs every week in Bartram Park.

How we sized this without setting foot on the property yet. Year built (2017), square footage (3,192), one story, shingle roof, paver drive, and your <10 pane count came from your intake form. We cross-checked square footage and stories against St. Johns county appraiser. Everything below is sized to those numbers; if anything is materially different at the on-site walkthrough, we tell you before we start, not after.

Three options, real stopping points. Option 1 is just the roof — the page you came in on, priced at our published rate. Option 2 adds the whole-house soft-wash, which is what most clients in Bartram Park add once we’re already on the property. Option 3 closes the loop with the paver drive, exterior windows, and gutters — all five surfaces, one crew day.

One crew day. Always. Every surface in this proposal is executed in a single crew day — one truck, one setup, one invoice, one finish line. That isn’t a special offer. It’s how we work, on every Bartram Park exterior we touch. We don’t come back tomorrow for the gutters and Thursday for the windows because the chemistry, the rinse plan, and the order of operations only work when the surfaces are sequenced together.

Why our annual clients pay less and get more

  • The annual numbers are real cash + included service. Year 2 drops $255 off the bundle, the mid-year algae touch-up runs us about an hour of crew time at our published rate (~$120 of value), and the rate-lock means a 4–6% cost-of-living rate increase doesn’t hit your invoice. Total tangible value layered onto Year 2: ~$375, every year you stay on plan — before the 2027 paver-seal first-look discount even comes into play.
  • Rate-lock. Bartram Park exterior rates climb 4–6% a year. Annual freezes today’s number for the full 12 months from your first visit — if rates move, your invoice doesn’t.
  • The 2027 paver-seal slot is yours. A 2017 paver drive opens its sealer cycle in late 2027 / early 2028. Annual clients get the date held at this year’s S&S rate — that alone usually saves $400–$700 vs. then-current pricing and covers the difference between annual and a la carte several times over.
  • The home stays ahead of the algae, not behind it. A la carte means you call us when you can see growth on the north side from the curb.
